INSTALLATION AND USE OF GENERATORS – RULES AND GUIDELINES PERTAINING TO VALLEY VIEW ESTATE


Type of generator –

Only silent/semi-silenced petrol, diesel and gas operated generators shall be permissible. The maximum generator size shall be no more than 10 Kva per house.

Permanent and semi-permanent (a unit being in the same position for 30 days or more) generators must be indicated on site plans and subsequently approved by the Valley View Home Owner’s Association.


Placement of the generator –

The unit should be strategically placed so as to have the minimal noise and pollutive impact on neighbours and must not be within 1 meter from the boundary walls.

The generator may not be installed on common property and must not be visible from the street and green park areas.

The generator may also not be installed in the vicinity of neighbours bedrooms.


Noise levels –

Maximum noise levels permissable will be 60 dbs (silenced) or 70 dhs (semi-silenced). Both types however, must be housed in enclosures described below which will further dampen or lower the noise levels to 50dbs and 60 dbs respectively.


Housing of the generator –

Generators must be housed externally – they need to be housed in a single layer lockable brick enclosure with adequate ventilation. The enclosure also needs to be fitted with a low wattage exhaust fan which will assist in the rapid dispersion of exhaust fumes.


A typical example of this enclosure can be seen at the Guardhouse. This enclosure is being built for the Estate Guardhouse generator.


Note that carbon monoxide fumes are deadly and that a build up of carbon monoxide fumes may well occur even in open-sided carports or garages hence these are not classified as external.

If fuel is stored in these enclosures then the right containers are to be used, eg leak-proof and airtight jerry cans for petrol.

A fire extinguisher must also be placed in close proximity to the generator.


Usage times –

Generators may not be used between the hours of 22h00 and 06h00 (other than an emergency) and should only be used to power essential items such as plugs, lights, security systems etc.


Switching requirements -

Generators wired into the distribution board must have the required ATS (auto transfer switch) or MTS (manual transfer switch ) installed by a qualified electrician.


Maintenance –

Generators need to be properly maintained according to the manufacturer’s specifications to keep exhaust fumes and pollution down to a minimum.
