DESCRIPTION OF PROPERTY BEFORE ACQUISITION:


The subject is a 160-acre grain and livestock farm with a typical set of farm buildings and a house.


DESCRIPTION OF ACQUISITION:


This acquisition is a strip 17 feet wide along the west side of existing County Road 34. Forty rods of three strand barbed wire fence is within the acquisition area. There is also an acquisition for a sight corner at the corner with the town road. This tract is tillable land and the changed shape will make machinery movement more difficult.


DESCRIPTION OF PROPERTY AFTER ACQUISITION:


The property will be the same after the acquisition except for the slight change in size and the minor change in shape caused by the sight corner as noted above.

The cropland on this property is similar to that on Comparable Sales 3, 7 and 9, which showed values ranging from $900.00 to $1,150 per acre.


The pasture on this farm is like the pasture on Comparable Sales 3, 7 and 11. It is most similar to Sale 11, which had a selling price of $405 per acre.


The land subject to temporary easement will be used to level the backslopes. It will be two years until land is productive again. Damages are considered for loss of use of land and reduced value after construction is completed.


The fence value is from the cost new from local suppliers less a 10% depreciation for condition.
