GUIDELINES FOR RESIDENTS MOVING IN OR VACATING

Guidelines For Residents Moving In Or Vacating

1. MOVING IN – CONTACTS AND TIMES:

Upon confirmation of your settlement date, you must contact the Building Manager, Mr Des Morilly or the Concierge on the following numbers to arrange a booking time for your move in.

  1. As there may be many people moving within a short space of time, there are only 3 moves permitted per day: 8:00am to 11:00am, 11:00am to 2:00pm, and 2:00pm to 5:00pm. You will not be permitted to move into your apartment unless a booking has been made.

Please note: Strict time constraints are in place due to the parking issues in Queens Lane. Please be patient as the utmost will be done to ensure your move is on time and is quick.

  1. Please ensure you are on time and advise your removalist of the time constraints.

  2. After 30 June 2006, Saturday moves will NOT be permitted.

  3. After 30 June 2006 there will be only be two moves permitted per day, one in the morning from 8:00am to 12:00pm and one in the afternoon from 12:30pm to 4:30pm.

  4. Moves are not permitted on Sundays and Public Holidays.

You must also contact the Resident Building Manager or Concierge to arrange a booking time when vacating the building.

2. REMOVALIST ACCESS

You must advise the Resident Building Manager or Concierge of the name of the removalist delivering the goods. The Resident Building Manager or Concierge will explain access details and arrange parking for the removalist.

3. REMOVALIST INSURANCE

Your removalist must provide the Resident Building Manager or Concierge with a copy of their Public Liability Insurance Policy. If your removalist does not provide these details, they will not be permitted on site and you will not be able to move your goods into the premises.

This is a Public Liability risk issue and insurance is required to protect all owners.

4. MOVING IN - SIGNING AN INDEMNITY FORM

The removalist must sign an Indemnity Form. Should your removalist refuse to sign the Indemnity Form, they will not be allowed to enter the premises. For further information contact the Resident Building Manager or Concierge.

5. CARRIERS AND TRADESPEOPLE

Notify all carriers and tradespeople that they must contact the Resident Building Manager or Concierge prior to arrival on site.

6. PARKING & TRANSPORTING GOODS

There are no moves permitted through the front of the building at any time. All moves are to be made via the car park entry at the rear of the building.

Your removalist is to park in Queens Lane and unload items from this area. If required they can bring a utility vehicle to move the goods from the removalist van through the car park to the lift areas. This may save some time.

It is recommended that your removalist take some take and check the premises out first so they can best advise how the move will take place and provide you with the most accurate quotation.

7. LIFT – LOCKING IT OFF FOR MOVES

The Resident Building Manager or Concierge will lock off a lift to facilitate loading and unloading of furniture etc. to and from the lift. Once your move is complete, the Resident Building Manager or Concierge will unlock the lift for use by all residents.

Furniture or goods must not be stacked or placed against the lift doors in order to keep them open.

8. PROTECTIVE COVERS IN LIFTS AND FLOORS

Furniture may only be moved into the building when protective covers have been fitted to the lifts and floors in the common property areas. Protective covers must be arranged through the Resident Building Manager or Concierge.

9. TIMING

Ensure moving of goods to and from the lift is as quick as possible. Goods are not to be stored / stacked in any thoroughfare or foyer. Trolleys are not to be stacked in any foyer and thus should be wheeled directly from vehicle, through the lobby, into the lift and then into the apartment.

10. PACKAGING AND BOXES

Removalists must be encouraged to take cardboard boxes and packing away with them. Should this not be done, residents should carefully follow the instructions for waste disposal for polystyrene, plastic, paper and boxes.

11. INSPECTION ON MOVING IN OR VACATING

The Resident Building Manager or Concierge will inspect the lifts, foyers and common areas for any damage, which will be noted in the Form of Indemnity.

Please note that respective resident(s) will be held responsible for damage to the common property.

12. TILED FLOORS

When moving furniture and white goods over tiled floors, the resident and/or removalists must lay protective hard and stiff load distribution sheeting (e.g. plywood) on the floor to avoid floor damage.

Sunland Group will take no responsibility for any damage caused to tiles.



We advise that these guidelines are for the benefit of all owners and to ensure that minimum damage occurs to common property. We request you respect these guidelines and follow them to the best of your ability.



We also request that if you intend to rent out your property that your Real Estate Agent is made aware of these guidelines as all tenants are requested to abide by these same guidelines.



Persons failing to book a move or not follow these guidelines could be requested to leave the site.







FOR INFORMATION ON MOVING IN OR OUT OF THE BUILDING, PLEASE SEE BODY CORPORATE RULE NO. 27:

MOVING OF CERTAIN ARTICLES (INCLUDING FURNITURE AND/OR GOODS)

  1. A proprietor or occupier of a lot must not move any article (including furniture and/or goods) likely to cause damage or obstruction through common property without first notifying the body corporate or it’s Manager in sufficient time to enable a representative of the body corporate or the Manager to be present.

  2. A proprietor or occupier of a lot may only move an article (including furniture and/or goods) likely to cause damage or obstruction through common property in accordance with directions of the body corporate, the Manager or the Manager’s representative.

  3. Without limiting the generality of the foregoing rules, a proprietor or occupier of the lot may only move articles (including furniture and/or goods) through the area specifically designated by the Body Corporate of ‘YVE’.

  4. A proprietor or occupier of a lot must not move articles, furniture and/or goods in and out of the building without prior arrangement with the Resident Manager (minimum of 2 days notice must be given otherwise use of the lift will be prohibited).

  5. A proprietor or occupier of a lot or their removalist must fill in a Form of Indemnity prior to the move occurring and sign off after the move is complete. If a removalist is not engaged, the resident moving must fill in this form.

  6. A proprietor or occupier of a Lot must ensure their removalist provides the Concierge or Resident Building Manager a copy of their Public Liability Insurance.

  7. A proprietor or occupier of a lot must not move articles, furniture and/or goods in and out of the building outside the hours permitted; permitted hours are between 8:00 am and 5:00 pm (Monday to Friday). All moves must be completed by 5:00 pm.

  8. A proprietor or occupier of a lot must not move articles, furniture and/or goods through the front entrance of the building. Only the goods entrance at the rear of the building can be utilised. This applies to tradesmen bringing any material. Any person who attempts to bring any furniture and/or goods through the front entrance of the building will be requested to enter through the goods entrance at the rear of the building.

  9. A proprietor or occupier of a lot must not leave any waste from moving of furniture and/or goods in any of the common areas. Cartons and packing crates must be placed in the rubbish room situated on the Ground floor in the recycle room via the service passage.

  10. The Committee of Management may at a later date, introduce an additional security charge to be paid by the resident moving in or out of the building, for the services of a static guard to monitor the building during the move.

Please note: It is to the benefit of all owners and residents that these rules are adhered to, otherwise security in the building is severely breached and public liability against the Body Corporate for any injury sustained on site (e.g. unsupervised access to a pool area) can be extremely costly. Please ensure your Real Estate Agent abides by the above.
