Overall Purpose of Job
To provide a high quality cleaning and clearance service within empty properties, ensuring that internal and external areas (including garden areas) are cleaned and cleared to a high standard ready for new tenants, in line with relevant policies and procedures
Main Responsibilities
Ensure the cleanliness, security and safety of empty properties to an agreed standard:
Cleaning & disinfecting internal areas, including toilets, kitchens & bathrooms
Sweeping, litter-picking, mopping/vacuuming of floors, stairs, landings
Removal of ingrained dirt from all surfaces, including deep cleaning if required
Garden clearance and removal of green and other waste
Clearing empty and abandoned properties, including sheds and roof spaces
Removing needles and carrying out needle sweeps
Ensure the safety of empty properties or surrounding areas. Take immediate action to remove hazards and report to Empty Homes Area Managers.
Comply with COSHH and risk assessments, before use of chemical or activity, using correct chemicals and other products and maintaining accurate records
To ensure that all internal and external communal areas are kept free from rubbish and work with estate caretakers to ensure that all litter and fly tipping is removed.
Carry out minor practical tasks within empty properties, e.g..install security measures, removal of small areas of graffiti, painting, flytipping, litter, lock changes etc
Liaise directly with Empty Homes teams to ensure keys are managed appropriately and do not cause any delays in void turnaround times or the quality of relet properties
Liaise with and Support Officers, Housing Officers and other relevant teams to ensure properties are made, and remain, secure when empty.
Liaise with external agencies such as North Lincolnshire Council and the Police regarding issues such as refuse collection, fly tipping, bulky waste collection etc
Ensure adequate levels of stock of cleaning materials are maintained.
Act as a representative of ongo Homes at all times, maintaining a professional and customer focused approach to all customers and stakeholders and following relevant policies and procedures.
Creativity & Innovation
To provide front line service and point of contact with members of the public, and where possible, deal directly with any problems.
To liaise effectively with other teams and outside agencies.
To carry out regular routine inspections. Ensure the cleanliness, security and safety at given sites.
To carry out minor general practical tasks as required.
Observe all Health & Safety rules and take reasonable care to promote the Health & Safety of themselves and others.
Contacts & Relationships
The post holder will be expected to deal with enquires from tenants and residents.
Decision Making - Discretion
The post holder will have to decide on various forms of action on receiving requests for assistant and upon identifying issues that require addressing or attention.
They will need to make decisions regarding how to resolve day to day operational issues and when to involve other teams and organisations
Responsibility for Resources

Personal equipment such as Cleaning equipment, tools and supplies.
Occasional use of rotavator, lawnmower, strimmer and other specialist equipment
Any vehicle used by the post mobile phones, safety equipment.
Work Demands
Work to a rota with the need to adjust workload.
Physical Demands
Normal daily routines involving walking, lifting and carrying.
Cleaning duties, power tools, equipment.
Working Conditions
Mobility – Vehicle
Working within ongo Homes properties, both externally and internally, in normal office environment which will be well lit and ventilated.
Work Context
Working estate-wide, internally and externally within ongo Homes properties, may be subject to verbal abuse and threats.
Will have the use of a mobile phone and other technology to allow efficient communication.
Knowledge, Skill & Experience Required
Health & Safety
COSHH.
Buildings/general maintenance knowledge.
Experience of caretaking, cleaning, repairs or other relevant work area.
Flexibility
Physically fit
Full clean driving licence (including trailer use)
