OF MONTECITO RANCH PLANNED COMMUNITY

IN THE RAMONA COMMUNITY PLAN

The Board of Supervisors of the County of San Diego ordains as follows:


Section 1. The zoning classification of certain real property described below is hereby changed as set forth herein, and more precisely delineated on the attached Figure #1, Proposed Zoning. All documents are on file with the Clerk of the Board of Supervisors of the County of San Diego.

Description of affected real property:


Of portions of the Town of Ramona, Map No. 644: Portions of Rancho Santa Maria Map No. 863: Portions of Week End Villas, Map No. 1457: and Lot 1, Section 8, Township 13 South, Range 1 East, San Bernardino Meridian, in the County of San Diego, State of California. (Note: Those portions of Map No. 863 shown hereon are portions of Sections 4, 5, 7, 8, 9, and 17, Township 13 South, Range 1 East, San Bernardino Meridian, according to the extension of the U.S. Government System of Surveys over said Rancho Santa Maria Reputed to have been made by O. N. Sanford in May 1884.)


Section 3. The following “H” Designator requirements are hereby adopted for Subarea 4 as shown on the map found at Figure 1. These regulations shall pertain to the areas designated for Historic Park Site, as set forth by the Montecito Ranch Specific Plan SP 01-001.


Objective:


To identify, preserve, and protect the historic, cultural, archaeological, and/or architectural resource values of designated landmarks and districts and encourage compatible uses and architectural design.


Standards:


1. All proposed uses shall be compatible with the allowable uses set forth in the Montecito Ranch Major Use Permit 04-045.


2. All proposed development and landscaping shall demonstrate compatibility with the landscape and design criteria set forth in the Montecito Ranch Major Use Permit 04-045.


Section 4. Effective Date. This Ordinance shall take effect and be in force thirty (30) days after the date of its passage, and before the expiration of fifteen (15) days after its passage, a summary shall be published once with the names of the members voting for and against the same in the San Diego Daily Commerce, a newspaper of general circulation published in the County of San Diego.
